From Boiler Fixes to Garden Bliss: real stories, real results…

AI is far from the apocalyptic machine we’ve imagined in science fiction (at least not yet 😃).


With ChatGPT leading the way — gaining over 400 million users between February and October 2025 alone — it’s clear there’s more to it than just an “advanced Google Search.”


Personally, I see AI as an ultra-competent and dedicated Personal Assistant… who also happens to be terribly ignorant. It’s smart, fast, and capable — but only once you teach it what you need. That’s why prompting (giving instructions) matters.


For estate agents, this means we now have an extra set of tools to serve clients better — and one of them is particularly exciting as we continue to strengthen our online presence.


See… people might or might not exactly know how to use AI chats to their best advantage, so they have started to use it – ChatGPT, Gemini, Copilot, Grok and the likes – as a replacement for their favourite search engine.

When the battle used to be for the best ranking in Google searches through ads and SEO (Search Engine Optimisation), now the race is on to show up on AI-powered searches. That’s a glimpse of what AI can do for us as agents — but what about you as a homeowner?

With ChatGPT seeing such explosive growth, it’s worth exploring how it can help you maximise your home’s value, be it by solving small problems, or providing inspiration for your next project.

If you’re new to this:

  • And I’ll show you how to make the most of it through a few examples below.

🧰 Troubleshooting: Tackling That Snag You’ve Been Avoiding

Earlier this year, a couple of rooms in my house started to feel very hot even though the weather was mild outside. It did not take long to find out the radiators in these rooms were the culprit, but why?

I turned to my favourite PA – ChatGPT – dressed it with Mario the Plumber’s outfit with the following lines (also known as ‘prompt’) and went from there:

Probably not the best way to engage with AI — and yet, it worked!

ChatGPT asked all the right questions about my heating setup — including the boiler’s make and model — and helped narrow down the likely causes. Because I was up for some DIY, it even walked me through safe troubleshooting steps.

Long story short: it helped me discover that a small actuator valve in my ground-floor heating circuit was stuck open. Once closed manually, the sauna days were over!

Had I needed to call a plumber, I’d still have saved time and money by knowing exactly what the issue was.


🎨 Restyle: Everyone Loves a Free Makeover

A well-executed redesign can be transformative — both visually and in terms of property value.

In one of my recent videos, I demonstrated how to use Zoopla’s Redesign feature to restyle any space in a listing (click here if you want to try it). It’s surprisingly satisfying — and slightly addictive — to see rooms instantly reimagined in different styles.

But what if your home isn’t listed online? You can still have fun experimenting with AI design tools. They all work similarly: upload a photo, choose a room type and style, and watch the transformation.

Here’s the same space reimagined using four different tools:

  • The starting point — A dual purpose living and dining space
  • RoomGPT.io— A warm and cosy makeover (though AI creatively added a sink near the dining area!)
  • VisualizeAI.pro — Scandinavian minimalism, complete with a new window (sadly facing the garage!)
  • Roomvo — A sleek, modern update that preserved the room’s dual purpose.

You will find out that AI does not get it always right or might be extremely creative… e.g. adding stairs or doors to a wall. So the best use is as a source of inspiration rather than the generation of a complete turn key project.


🧩 The Prompt Structure: How to Get the Best Out of AI

My first illustration of a prompt engaging in a conversation with ChatGPT about my boiler issue would be highly criticised – and rightly so – by AI amateurs and experts alike.

A prompt is simply the instruction or message you give to an AI tool (like ChatGPT) to tell it what you want.

To get the best of your chats with AI, it is highly recommend to follow a structure that looks like so:

  1. Role — “Who should AI be?”
    This sets the context for your request. By assigning a role, you tell AI how to think before it responds.
    👉 Example: “Act as a property marketing expert” or “as an experienced gardener.”
    💡 Why it matters: It shapes the perspective, vocabulary, and type of advice you’ll get. Without a clear role, the response can be too general.
  2. Action — “What do you want it to do?”
    This defines the task or objective.
    👉 Example: “Write a property listing,” “suggest home staging ideas,” or “compare renovation options.”
    💡 Why it matters: AI needs direction — the more precise the task, the closer the result will be to what you actually need.
  3. Format — “How should the answer be delivered?”
    This tells AI what shape the response should take.
    👉 Example: “In a bullet list,” “as a social media caption,” or “as a checklist.”
    💡 Why it matters: It saves time and avoids reformatting later. A clear format makes it instantly usable.
  4. Tone — “How should it sound?”
    This controls style and personality.
    👉 Example: “Friendly and reassuring,” “professional and polished,” or “in plain English.”
    💡 Why it matters: The right tone ensures the message connects — especially important when writing to buyers, neighbours, or clients.
  5. Specifics — “What details should it include?”
    These are key facts or preferences that make the output relevant.
    👉 Example: “My home is a 1930s semi in Woodley,” or “I want ideas that cost under £1,000.”
    💡 Why it matters: AI works best when it knows the context. The more relevant details you provide, the more tailored the response becomes.
  6. Questions — “What else should AI know before preparing an answer?”
    Invites the AI to clarify before answering.
    👉 Example: “Ask me about my DIY skill level before suggesting fixes.”
    💡 Why it matters: AI fills in gaps with guesses. Encouraging it to ask questions avoids surprises — and produces more accurate results.

🌿 Garden Planning: Your AI Gardening Partner

The garden is not my nemesis but I’ll admit that gardening isn’t my strongest suit either. My planting success rate is… modest. But AI has become my secret helper.

From picking the wrong plant for the climate to finer details like the orientation, how to seed, fighting slugs or matching the pH of the soil… there are lots of factors to take into account. And here again AI can be your best supporter.

By setting the scene using the RAFTSQ prompt structure above and explaining your goals (with photos if you wish), AI can create a tailored seasonal garden plan for your property.

Here’s a prompt you can copy, paste, and personalise:

Role: You are an expert landscape designer with knowledge of seasonal planting, garden aesthetics, and property value.

Action: Create a planting scheme that balances beauty, low maintenance, and curb appeal throughout the year.

Format: Provide a month-by-month or seasonal breakdown of plant choices, with short notes on colours, heights, and care tips. Present in a clear, easy-to-read list.

Tone: Warm, knowledgeable, and approachable — written for a prestige homeowner who wants their garden to look elegant and well cared for, but doesn’t want overly technical jargon.

Specifics:

The garden is in Thames Valley, UK (mild climate, seasonal changes).

The scheme should include perennials, shrubs, and some flowering plants to give year-round appeal.

Prioritise plants that enhance kerb appeal and frame the property well.

Mix evergreen structure with seasonal bursts of colour.

Focus on options that don’t require intensive maintenance.

Questions (to tailor the scheme further):

You will ask me more questions about:

My garden, its size, orientation and the areas I would like to prioritise (front entrance, patio, borders, lawn edges)

The look I am aiming for, e.g. a more formal look (structured, symmetrical) or an informal one (natural, flowing).

Whether there are any other uses I am planning on doing with my garden. E.g. incorporate edible plants (herbs, fruit trees) as part of the design, scent experience, entertain guests, etc.

✨ Closing Section: From Curiosity to Confidence

AI may feel like new territory, but in truth, it’s just another tool — one that rewards curiosity.

Whether you use it to diagnose a heating issue, restyle your living room, or plan your garden, AI can help you save time, make better decisions, and unlock your home’s potential.

⚠ Important: as advanced as AI might look, it DOES make mistakes. So don’t trust everything that AI tells you, be critical and always double check information before proceeding.

How to Ride the Buyer Wave and Maximise Your Home’s Value

Let’s get straight to the point — our job is to help you maximise your home’s value. Today, we’re diving into the one thing that can make or break your sale, regardless of how beautiful or well-maintained your home is: pricing.


You’ve likely done everything right so far:

  • You bought smart
  • You’ve looked after the property, maybe even upgraded it
  • You’ve done all the ground work to help your listing shine

And now, you’re thinking of selling.

Wait! Before you go any further, you need to understand one last critical element: how pricing really works.


Market Value vs Asking Price vs Selling Price

These are not interchangeable terms. Yet most sellers — and many agents — treat them like they are. Here’s the distinction:

  • Market Value is what a well-informed buyer would reasonably pay today.
  • Asking Price is what you list the property for.
  • Selling Price is what you end up with.

Your marketing strategy should connect the asking price to the market value in a way that attracts the right buyers and converts that interest into offers. That’s where most sales are won — or lost.


🌊 The Buyer Wave: Why Timing and Price Are Everything

Once your property is listed — typically on Rightmove, Zoopla or OnTheMarket — you get an initial 2-week surge of attention. This is your buyer wave.

Your goal? Ride it. Stay on it from:
Listing → Viewings → Offers → Exchange → Completion

Do this right, and you’ll glide to shore like a pro — Patrick Swayze style.
Miss the wave, and you’ll be left paddling… with fewer, less motivated buyers.

Take your time to let that graph sink in, because it is the key to a successful pricing strategy!

From left to right on the graph:

[LEFT] This is where the market is at its most active — when pricing just slightly above market value might work because buyer demand is high. But it’s a gamble: the danger is that price and buyer expectations never meet. A smarter strategy? Price at market value and create competition to drive stronger offers.

[CENTRE] Miss that initial wave, and you’ll be left paddling — working harder for interest that may only return once your price drops below market value. The buyers who show up at this stage tend to be more hesitant, less committed, and more price-sensitive.

[RIGHT] Welcome to submarine territory. This is where listings sink into the depths — sellers who’ve reduced their asking price multiple times, hoping something bites. Agents often suggest another reduction. Eventually, one might work… but at what cost?

If you find yourself drifting toward the middle or right of this curve — it’s rarely your fault. Don’t worry: there is a way back. Give us a call, and we’d be happy to talk through a strategy that can help you regain control and move forward at a fair selling price.


Remember: You’re in a Race for Attention

Other properties will be launching at the same time. Buyers are comparing listings, scrolling fast, and forming instant opinions.

Right now, asking prices remain high — but buyers are more selective. You’re not just selling a home. You’re competing for clicks, viewings, and trust.


⚠ Avoid These Costly Mistakes

1. Overpricing

This is the #1 reason properties don’t sell.

Many agents still use the old trick of quoting an inflated price to win your instruction — and we’re all flattered by a big number. But without evidence, that price is just a fantasy.

In a recent Wokingham appraisal, I reviewed multiple listings. The ones that reduced their price multiple times? Still unsold, sitting on the market for months. The ones that priced right from the start? Under offer within weeks.

Why price reductions hurt:

  • You’ve already missed the wave of interest.
  • You now need to drop below your ideal asking price to regain attention.
  • Lower offers. Lower-quality buyers. Higher risk of fall-throughs.

In fact, 1 in 3 sales in the UK still falls through.

And ask yourself — if you were the buyer, would you be drawn to a listing that’s had 3 price drops and 5 months on the market?

2. “Testing the Market”

Although dipping your toe in the water might be refreshing, it isn’t as harmless as it sounds.

Testing usually means undercooked pricing, lazy marketing, and low effort — which turns buyers off from day one.

Worse still, if you pull your property from the market, you’ll have to wait 14 weeks to relist on Rightmove and have it appear “new”.

3. Choosing an Agent Based on Familiarity, Not Strategy

The most common justification I hear:
“They’re everywhere” or “They know the area.”

But here’s the truth: buyers don’t care who your agent is. They care about:

  • Price
  • Photos
  • Floorplans
  • Videos
  • Chains

Choose your agent based on strategy, data, and delivery — not brand recognition.


What Does Success Look Like

Let’s look at a real case I mentioned earlier. For a recent market appraisal in Wokingham (RG40), we prepared this local market analysis — and the data speaks for itself:

Out of 9 comparable properties:

  • ✅ 2 sold
  • 🔁 5 went through at least one price reduction
  • ❌ 3 were withdrawn from the market

What do the sold properties have in common?
They spent less time on the market and had no price reductions — because they were priced correctly from day one.

Let me say that again:
The properties that sold were priced right from the start. No reductions. No delays. Just clean, effective marketing and realistic pricing.

You’ll also notice I’ve included an assessment of each listing’s overall health. Unsurprisingly, the healthiest listing was one of the two that sold.

There is a high chance that for 2 of the properties that were withdrawn, the sellers might have lost their faith and motivation… they might even had cancelled their moving plans overall. The third one withdrawn after 20 days could have been a seller ‘testing the market’.


The Bottom Line: Launch with Intention or Don’t Launch at All

Pricing your home is not about optimism — it’s about strategy.
The best-performing sellers hit the market with intent, backed by evidence, and supported by an agent who knows how to make that first wave count.

You’re not alone.

More and more homeowners—especially those with a love for heritage, design, and distinction—are turning to listed buildings for their next move.

But here’s the truth: buying one is a unique journey.

It requires a different mindset, a different level of planning, and the right team around you.

So let’s talk about what you really need to know—before you fall head over heels for a house with history.

This week I was invited to help with the marketing activation of North Lodge. A stunning grade II listed property in Warwickshire, currently offered at £2m+.

I got the chance to interview the owner, and one of the points he covered was what had led him to buy a listed building.

This interview motivated me to share a more comprehensive overview of the key aspects related to the purchase of a listed building… and if you want to listen to the testimonial, the recording is available here.


What is a Listed Building?

A “listed” building is one placed on the National Heritage List for England—because of its special architectural or historical interest.

There are three grades:

  • Grade I – buildings of exceptional interest (only 2.5% of listings)
  • Grade II* – particularly important buildings (about 5.5%)
  • Grade II – buildings of special interest (the remaining 92%)

Most of the listed homes you’ll find for sale in Thames Valley fall into the Grade II category—especially in towns like Henley-on-Thames, Windsor, Marlow and Pangbourne.


Listed building entrances or gates often make a strong statement.

Why Do People Buy Listed Homes?

The trigger might simply be the amount of space – inside and outside – that attracts buyers versus new builds and their tiny plots. But owning a listed home offers more than just square footage:

✅ Charm and Character — Unique architecture, period features, hand-built details
✅ Prestige — They’re rare. Only about 2% of UK homes are listed.
✅ Tranquility — Many are located in conservation areas or quiet villages
✅ Connection to History — You’re part of something bigger, with a story behind every stone

But it’s not just about how a home looks. It’s about how it makes you feel.
And the right listed home invites you to slow down, live beautifully, and create a legacy.

Owning a listed property is a lifestyle choice. You don’t just buy a house—you become a custodian of history.

But that romance should come with realism.


What to Know Before You Buy

I’ve partnered with solicitor Rachel Gaylor, Head of Residential Property at THP Solicitors, to share expert guidance on what to do (and what to avoid).

✅ DO:

  • Do your homework
    Use the Historic England Register to check grade, history, and restrictions.
  • Get a specialist survey
    A full listed building survey can spot hidden issues. Drainage, roofing, chimneys — don’t skip this.
  • Check if it’s in a conservation area
    These have additional restrictions.
  • Get quotes early
    Specialist materials = higher costs. Know what you’re getting into before you commit.
  • Secure the right insurance
    You’ll need rebuild-cost-based coverage. It may be higher than your home’s market value.
  • Check past works
    If prior owners did unapproved changes, you could be liable to fix or reverse them.
  • Always apply for Listed Building Consent
    Even for “small” changes like a new door or layout tweaks.

❌ DON’T:

  • Don’t assume previous works are legal
    Even minor tweaks need permission. Always verify.
  • Don’t start work before consent
    It’s a criminal offence to alter a listed property without it.
  • Don’t expect standard materials to pass
    You may need handmade tiles, lime plaster, or heritage glass.

Budgeting & Renovation Planning

Let’s talk money.

If you’re buying a fixer-upper, you’ll need a healthy contingency fund — 20-30% is a good rule of thumb.
Listed buildings rarely stick to plan A. And delays can cost you real time and money.

If you’re buying a turnkey home like North Lodge (a stunning £2M Grade II property we’re marketing), you get all the charm without the chaos.
These gems are rare — and sell fast.


Maintenance and Upkeep

Even if you’re not planning any major works, listed buildings require a gentler touch.

  • Gutters need regular clearing (especially on thatched roofs)

  • Lime mortar needs careful repointing
  • Trees and roots must be monitored near old foundations

But many owners say: the work is worth it.

A few days ago, I stopped by a friend’s house—he was busy painting his newly built garage. As we caught up, he mentioned how they’d been extending and improving their home for two years. As a finance director, he knew that not every penny invested would show up in the home’s value. And he was right.

That conversation inspired this article, because:

  1. Too often we assume:
    current value + cost of the extension = new value
    ❌ It’s rarely that simple.
  2. Being aware of this doesn’t mean you know how to assess added value accurately.
  3. If you’re planning work, let’s make sure it brings both joy now and long-term value.

What Actually Drives Home Value?

There’s a lot to unpack. Let’s start with the basics.

At its core, your home’s value is shaped by:

  • Location (you can’t change this!)
  • Usable square footage
  • Condition, style and presentation

And here’s the secret: the market defines value—not the homeowner or agent. We can only estimate a price range using comparable sales, £/sq ft, and broader trends.


Know Your Buyer—Even If You’re Not Selling

Why think about buyers if you’re not selling? Because your future sale starts today.

If you’re about to spend £50k improving your home, shouldn’t you know who it’s likely to appeal to? That helps you choose finishes, layouts, and features that boost perceived value instead of accidentally limiting it.

Start by asking:

  • Who were you when you bought this house?
  • What did you need then?
  • Have the area or buyer demographics changed?

From there, you can define a profile and make smart decisions. If your ideal buyer is a professional family with young children, a glass-walled home office won’t appeal. But a well-designed, multi-use loft might.

So, What Works and What Doesn’t?

Here’s a look at the most common projects and their typical impact on value:


✅ Extensions (Done Right)

More square footage usually adds value—but only when the space makes sense and feels cohesive.

💡 Loft conversions, garage conversions, and single-storey rear extensions tend to perform well—especially when they enhance how the home flows.

🚫 But beware of layouts that only suit you (e.g. a second kitchen, oddly shaped dining areas).

🛑 Conservatories can be tricky: cheaper to build, yes, but often impractical, too hot/cold, and not really “living space.”


🛠 Upgrading the Standard

Bringing a home up to the local average (or slightly above it) can increase its perceived value—and help it stand out.

But there’s a ceiling. Putting £50k marble bathrooms in a street of £350k homes? You won’t see that money back.

Stick to improvements that:

  • Add modern convenience
  • Improve light, flow, and comfort
  • Keep you in line with area expectations

🔧 Renovating Core Spaces

Renovating kitchens and bathrooms rarely boosts the price on their own—buyers expect these to be functional and clean.

But improving them can help sell faster or achieve closer to asking. Reconfigure layouts. Modernise lighting. Make them feel fresh, not flashy.

These were questions I’d pondered for years—until I stumbled upon some intriguing statistics. I was too intrigued not to dive in any further…


House Names in England: A Snapshot

According to Land Registry data from 2011, around 1.4 million homes in towns and villages across England (out of 26 million) have a house name instead of just a number. That’s a modest 5.6% of the housing market, but enough to make house names a mark of distinction.

The Funniest & Most Popular House Names

In 2015, Royal Mail compiled a list of the most common house names in the UK (see at the bottom of the article).

While some homeowners take creativity to another level, by going for names like Bad Manors, Costa Plenty, Fir Kew All, or Dunroamin I’d suggest a bit more consideration.

See, humour is great, but there’s more to naming a house than just a bit of fun… and we are talking of a few thousands of pounds.


Do Named Houses Sell for More?

Renowned estate agency Savills analyzed house names and their impact on property values. Their findings? Properties with a name tend to fetch higher prices, and a surprising percentage sell for over £1 million:

The History Behind House Names

Before you jump on your phone to contact your local Council, and think you’ve come across a shortcut to flipping houses in no time, I must share a fair warning… that the most sceptical won’t be needing because indeed…

🐥🥚 It is a bit of a chicken and egg situation.

Naming homes predates the introduction of house numbering by Parliament in 1765. Traditionally, names were linked to:

  • Nature – Oak, Willow, Meadow View
  • Historical significance – Manor, Hall, Rectory
  • Location & views – Hillside, Sunnyside, Fairview
  • Previous function – Coach House, The Old Post Office, Mill House

Given that wealthy landowners started this trend, it makes sense that named houses still command higher prices on average—many come with extensive land, prestigious histories, or scenic locations.

… And if your house is called Hillcrest or Sea View, it is because it sits in a sought after location, hence naturally linked to a higher price tag.

While all of this is true, if we got back to how marketing works, the main effect of a house name is that it

… in addition to making it stand out by joining this exclusive group of 5.6% of English homes with a name. This effect can be used in conjunction with other techniques to boost the kerb appeal and enhance the perceived value of a property.


It’s easy to relate the name of this property recently listed by Savills for £5,950,000 to its main feature, with the view being the central point of the house.


How to Officially Name or Rename Your House

If you’ve deciding to take the leap and are considering giving your home a name (or changing its existing one), here’s what you need to do:

✅ Pick a name – Look at historical connections, geographical features, or something unique. If using a foreign language, double-check the meaning!
✅ Contact your local council – Approval is needed to ensure the name isn’t already taken.
✅ Pay the fees – Costs vary but typically range between £40 and £150.
✅ Keep the number – If your home has a number, you must still display it and use it for postal purposes.
✅ Register the change – Notify the Land Registry, utility providers, mortgage lender, and council. Emergency services will be informed automatically.


Does a House Name Really Add Value?

While renaming your home isn’t a shortcut to instant profit, it does enhance kerb appeal and marketing perception, helping with the perceived value at resale time. It can also add an air of exclusivity—after all, only 5.6% of homes in England have a name.

If you’re selling, other factors will have a bigger impact on value, such as:

🏡 Home Staging – Staged homes sell 3x faster and for a higher price. And bear in mind that home staging is an investment with a positive ROI, while dropping the price is a loss.
🏡 Presentation & Marketing – High-quality video tours increase engagement by 400%, virtual tours by 20%. Selling a house is a numbers game aimed at maximising chances.
🏡 For Sale Sign – 30-40% of sales in England come from simple signage. Not discreet, not pretty, it will get the neighbours talking, but why missing out?
🏡 Legal Readiness – 30% of sales fall through due to delays. Having documents ready can speed up the process. And if your estate agent is committed to picking the most proceedable buyer, he’ll recommend the ones who also are legally ready.

🌷💵 With Spring coming, not only trees and plants are flourishing but also taxes… and below are a few ways to save money, from a few hundreds to thousands of pounds.

The goal of our articles is to help you maximise your home’s value, and I thought exploring how to save money and prepare yourself rather than bracing for impact would be a good start.

Those of you who happen to have more than one residence might have received a letter like this one from their local council:

So that’s 100% increase enforced on 1 April… They probably could have chosen another date… and while we can debate whether they have the best sense of humour or not, the deadline is fast approaching.

Owners of:

  1. Empty (not occupied)! The tax increase only applies to properties on the period during which there was no permanent resident registered at the address.
  2. Furnished, meaning if it has enough furniture to be lived in.
  3. Second homes, meaning anything that is not a main residence. Including buy-to-let, your holiday/country/beach residence, your restoration project, etc.

… could see the premium go as far as quadrupling their normal Council Tax bill, for homes that have been empty for at least 10 years.

Last but not least, the actual increase is capped by the government but how and whether it is enforced is left at the discretion of each council… (as you can see Reading Borough Council is happy to go all in 😄)

Ways to Reduce Your Costs 📉

Your personal circumstances and what you expect of this second home will be driving your options.

You can either:

  • Break one of the 3 conditions listed above in order to avoid that 100% increase and stay at the standard rate.
  • Take action in order to minimise the impact of the new regulation.

So here are actionable ideas I have gathered for you depending on the use of the property at the moment.


Holiday Residences

Your seaside or countryside retreat will be the one hit the hardest by this new regulation, if enforced by the local council.

This can be the opportunity to reassess the use you have been making of it:

  • how many days a year have you spent there in the last 12 month;
  • do the children like it;
  • how much does it cost to maintain;
  • is it a key part of your inheritance planning;
  • etc.

If you have been using it every weekend, there is not much you can do about the new premium.

Keep it and reduce tax

Make the property uninhabitable. However if it’s been months or years since you last used it, you might want to consider whether removing the furniture could be an option.

The main obstacle being the empty homes premium that might be applicable.

Reach out to your local council and ask for the criteria for both empty and second homes premiums, and check whether there is a gap you could use in your favour.

Let it. The council tax is either paid by the owner or the registered resident when different. A solution to not only avoid the second home premium but also generate some income is to let the property…

Either permanently or as holiday let. The former will transfer the council tax to the new resident, while the latter will provide you a way to fund the increase in council tax while leaving you with flexibility to enjoy the property.

NB1: transitioning a property from a residence to a letting does require some effort and planning. So only consider it, if part of your longer term plan.

NB2: if your residence is what is officially called a ‘holiday home’ with a restriction preventing it to be used as a permanent residence, then you are not subject to the second home premium.

Sell or repurpose

Sell it. I’ve heard sound property owners coming to the conclusion it would have been cheaper and more enjoyable renting somewhere different every year than owning in the same place.

If selling is your option, you might want to know that while a second home is listed for sale – with a 12 months limit – it will be exempt from the premium.

Renovate it. Making major home improvements to your property could entitle you to ask to have it removed (deleted) from the council tax list. First, contact your local council to get a list of the potential qualifying works.


Buy-to-let

For buy-to-let properties, the new tax only applies during vacancy periods when they’re neither occupied nor actively marketed.

The solution? Start marketing before the tenancy ends—even if refurbishments can be planned—to avoid unnecessary charges.

You can work with your agent to define a reasonable date from which the property will be available again and set the expectation in the description of the listing.


Other exceptions

🔹 The property is an annex of the main home.

🔹 Probates in the case of a deceased person (12 months limit), no council tax to be paid at all.

🔹 Living in a job-related armed forces accommodation, then no council tax increase on the property that would have been your main home.

🔹 Job-related dwellings, a property one needs to occupy to fulfill a job obligation.


And just in case… ask for a discount

Unless your case falls in one of the predefined categories, you probably won’t be able to avoid the premium BUT you can aim for a discount.

If you think you have any other compelling reason not to pay the full amount, reach out directly to the council and tell them about your situation.

Too few people know that they can engage with their local council and discuss with them. I’ve had to do just that on a couple of occasions, and managed to come to a satisfactory solution both times.

I hope you found this insight useful. Use it to fuel your reflections around optimising the costs related to a second home trigger a conversation with your tax adviser, or draft the right budget if you have the plan to buy a second home.

In her book “Sell High, Sell Fast“, Elaine Penhaul – founder of Lemon and Lime Interiors – explains perfectly how home staging is the outcome of a combination of steps that lead to a house that will attract the targeted buyers and make the most of the initial buzz that comes with a property recently just launched on the market.

The 7 steps she recommends are part of her ‘ADDRESS‘ system: Assess, De-clutter, Decorate, Re-imagine, Emphasize, Stage and Sell. While seeking professional help will speed things up, it’s all about preparation and also accepting the change that is about to come.

No one better than you – as the homeowner – will be able to gauge the emotional impact making change to your home will have on you and the rest of your family. Recommendation is to start anywhere between 3 to 6 months from the expected date for the exchange of contracts.

Teaming up with the right estate agent will give you the upper hand with the crucial part of the preparation process which is to profile the potential buyers. If there is one key skill to look for in an estate agent, it would be that he or she needs to be a marketer on a mission to maximise your home’s value.

Someone who will understand the importance of knowing who you are targeting based on the potential and features of your house, someone who will be an active listener and value you sharing where you are coming from and what your goals are, someone will work with you to elaborate a personalized marketing strategy.

Home staging as a tool is often questioned by sellers who try to keep costs down to a minimum. It is not easy to switch one’s mindset from ‘spending’ to ‘return on investment‘, especially for something so personal as a house we’ve lived in for many years. But this is exactly what developers have done and taken to an extreme turning every first home they build into a show home to convince people to buy houses that are not even built yet.

As a matter of fact, if you want to stage your house on your own but don’t know where to start, or want an example of home staging at its best, I always advise to go to the developments being built next to where you live and visit their show homes.

Home staging as a marketing tool – and not as an art – is practiced with measures in mind. Its main goal is to draw the maximum number of offers in the shortest amount of time. In the most successful cases, it can lead to a bidding war that could push offers beyond the guide price. If you plan on working with a professional home staging company, ask them to share their success stories.

Like this house initially valued at £170,000 which then received its first offer within 5 hours after being put on the market at the new asking price of £195,000, while the home staging – including re-decorating – for the whole house only cost £10,000. On the other hand, the circumstances leading to a sale are not all either planned or positive. It can mean that not everyone has had the luxury of saving money in anticipation of the immediate costs associated with the sale of a home, from hiring skips to removals.
